The Fluvial Geomorphologist Has Spoken (And We’re One Step Closer to Shovels in the Ground!)

Big milestone alert at 20 Hill Road 


We’re happy (and slightly relieved) to report that our Fluvial Geomorphologist report is officially in...yes, that’s a real profession, and yes, it involves creeks, erosion, flooding, and a lot of very smart science.



The study is formally titled:


“Flooding and Erosion Hazard Assessment of the Tributary of Meatbird Creek at 20 Hill Road, Lively”

In plain English? The experts have now carefully studied how water moves, where it might flood, how the creek behaves during major storm events, and how everything can be safely managed as part of our Phase III expansion.


Why This Matters (Besides the Very Fancy Title)


Before any shovels touch the ground, developments like ours must prove in great detail, that they:


  • Respect natural watercourses

  • Protect against flooding and erosion

  • Maintain safe access for residents and emergency services

  • Meet Conservation Authority and City requirements


This isn’t guesswork. It involves field investigations, surveying, hydraulic modeling, and simulations of 100-year and extreme storm events, all completed by qualified specialists.


In short: the creek was studied thoroughly, professionally, and responsibly.


So… What Did the Report Say?


The good news:


✔ The tributary of Meatbird Creek was found to be stable

✔ Flood and erosion hazard limits have now been clearly defined

✔ The proposed Phase III development area sits outside the regulatory floodplain

✔ Required setbacks and protections can be safely incorporated into the design

✔ Any future site plans will reflect these limits clearly and consistently


In planning terms, this is a major box checked, and one that moves the project forward meaningfully.


Progress You Can’t See (But That Really Counts)


While new buildings don’t pop up overnight, progress often happens quietly behind the scenes:


  • Studies commissioned

  • Reports completed

  • Agencies satisfied

  • Risks identified and mitigated


This geomorphology report represents months of work and brings us one step closer to construction, approvals, and ultimately delivering much-needed seniors housing in Lively.


What’s Next?


With this report now in hand, we continue advancing through the planning and approval process for our 132-unit Phase III expansion at 20 Hill Road.


Each study completed brings us closer to what everyone actually wants to see: real progress, real construction, and real homes.
